Every week somebody asks me which AI is the best one. Wrong question. That's like asking which tool in the truck is the best one. It depends on whether you're hanging a door or fixing a leak. Here's the short version: use Gemini for anything YouTube or Google, Claude for anything you write, ChatGPT for voice role play and quick graphics, and NotebookLM for anything that lives inside a document. Almost all of it runs on free plans. The trick isn't picking the smartest AI. It's picking the right one for the job in front of you.
The Short Answer, Tool by Tool
Gemini: Google owns YouTube and Google Search, and Gemini works off both. Video titles, descriptions, what people in your area are searching, local research, photo cleanup.
Claude: The writer of the group. Listing descriptions, website pages, blog posts, emails, and replies to bad reviews that don't make things worse.
ChatGPT: The best voice mode out there. It listens and talks at the same time, so you can practice a listing appointment or a "you're too expensive" objection and interrupt it like a real person would. Also great for a caption plus a graphic in one chat.
NotebookLM: The researcher that only reads your files. Upload a CMA, a contract, or a market report and it answers only from what you gave it, with page citations. It won't invent a comp.
Why "Which AI Is Best?" Is the Wrong Question
All of these tools can do a little of everything. That's the trap. You open whatever you used last, ask it to do something it's mediocre at, and decide AI is overrated.
Here's what it looks like when you match the tool to the job. An agent needs a listing description. Claude writes it, because it holds a voice and skips the "Welcome home!" filler every other listing opens with. A contractor gets a one-star review. Claude again, because the reply isn't for the angry customer, it's for the next hundred people reading it. Same agent wants to practice the pricing conversation before the appointment? That's ChatGPT in voice mode, not Claude.
The Move That Makes Every One of Them Better
Upload your stuff. The prompt is maybe 30% of the result. The other 70% is what you hand it.
Agents: attach the broker full and the listing photos, and tell it to use only those facts. Black out the seller's name, lockbox, and showing instructions first.
Local businesses: attach your services list, your service area, and three real reviews before it writes a single word of your website.
Everyone: build a "My Voice" Project once in Claude or ChatGPT. Your bio, three things you've written that sound like you, and your specialties. Every chat inside it already knows you.
What This Actually Costs You
Close to nothing. ChatGPT, Claude, Gemini, and NotebookLM all have free plans that handle every job I'd send you to. Google Vids even gives you free AI avatar videos now. Three Rules Before You Hit Send
Keep customer info out. No names, numbers, or private details in any AI chat, and turn off model training in your settings on the free plans.
The law still applies. Agents, Fair Housing covers AI-written ads, so describe the home, never the buyer. Business owners, the FTC bans fake reviews, AI-written ones included.
Check every number. AI will give you a wrong price with total confidence. You're the one whose name is on it.
