
Here's a five-minute exercise that'll either make your day or ruin your afternoon — do it anyway.
Open an incognito window and Google your own name the way a buyer or seller would: "[Your Name] real estate [your town]." Ignore your own marketing. Look at what a total stranger sees. Then score yourself on the same signals a real visibility audit grades:
Your name in search. Do you own the first page — or does a stranger with your name show up instead?
Google Business Profile. Claimed, verified, and posting recently? Or a ghost town?
Reviews. Real, recent, and did you actually respond to them?
The big three portals. Zillow, Realtor.com, Homes.com — branded and complete, or blank?
Social + video. Active Facebook, Instagram, and LinkedIn — and is there a single video of your face anywhere?
NAP consistency. Does your Name, Address, and Phone match everywhere — or are you three different people online? (See Monday's Case File.)
Give yourself a point or two per signal. Under 60, and you're closer to invisible than you think. 75+ is strong. 90+ is Elite — and rare.
Here's the humbling part: I ran this audit on myself. I market agents for a living, and I still only scored an 88. My Zillow profile was soft — turns out the cobbler's kids needed a fresh pair of shoes. Nobody's exempt, which is exactly why you should check.
